Allow me this opportunity to educate you on how HARD MONEY LENDING WORKS!

No one wishes to pay upfront fees and all would not if can be avoided. There is a difference between a Lender and an Investor.

An Investor (who may not require an upfront fee has no need to) when he/she or it is interested in your project enough to joint venture/partner or have an absolute arrangement to benefit one way or the other.
 

A Lender has to be skeptical when lending and you must provide proof that your project is legit and qualified for funding purposes.  In some cases you may be required to provide proof of your assets or bank account balances as you are subject to the Lender.
 

Therefore, initially there are scopes of works of third parties that will need to conduct research or a consultancy group can be brought in on behalf of the Lender for due diligence and arrange the deal through a broker or its legal teams (especially for projects that are under-grade). 

Either way there will be fees for insurance, wire transfers, facilitators, etc., depending on how your process is structured and then again based on the terms of the Lender. There is a scenario of no upfront fees from the aspect of brokers and consultants that would prefer to be paid at the closing table.  This is not an avenue many take because some clients are major crooks!

However, NEVER rush to pay someone an upfront without having facts on who they are, what they have done, where they are located and what they are able to do unless they can prove it. $ is not to be thrown away.  Any such required amounts should be directed to Facilitators (registered with a physical address and you can meet with them face to face) - if not RUN! OR Funds required for the project financing should be held in escrow by a credible lawyer, reputable and experienced law firm or a Facilitator.

ALWAYS document your findings, minutes of meeting, etc. for strong concrete evidence to present to authorities should you encounter a scam artist at its best.  There is help for persons that are victims and I strongly encourage that your complaints be reported to help others not to make the same mistakes:

So with this no upfront fee request, (who are you kidding?) Who will work for free especially if you do not have collateral or a solid based project worth investing in? ALWAYS seek the response of two to three sources and weigh the response of various brokers. Some projects are not viable enough for the market if there isn't a market for it.

There are many scammers out there and just as much as they parade on social media with some actually having mimic professional practices.  

 

(WITHOUT PREJUDICE)

- Such as people with US or British passports with various accents who have never traveled to or live in the country specified.  

- Then again there are people who want to borrow millions and can't spell the amount in words.

- Brokers who claim to know the business and company names are registered under someone else.

- Background checks confirmed in projects persons claimed to have assisted, the principals never heard of them.

- So called investors advertising under different names and companies but the same phone number as a fraudster.

... And the list goes on.

 

Having been in this business for the past several years, I have experienced and have met and continue to meet alot of clowns in this circus which at times can be very entertaining.  However, many victims have fallen prey to very simple and obvious mistakes. Sadly, when a true Lender is available it may be overlooked as a joke because the industry that which was once pure and secluded has been tapped into and polluted by many thieves worldwide.

Every year on average I have had a submission of up to 150 projects globally. Herein only a few are successfully funded because clients did not have the resources or the correct information with proven documentation, or prefer the no upfront fee route and most of the time with no collateral at all. PLEASE, time is precious for brokers like myself and its already a sacrifice to wait to be paid at the closing table. Do not waste the time of serious people that can help you if you know you are not ready for funding. The opportunity MAY NOT be presented to you again.  I say that to say this - The process is easy and some deals are quick within 2 weeks and others depending can take as long as 6 months. It all depends on the preparedness of the project principals. There are people out there that want to put their Wealth to Work.  

No projects are ever funded worldwide without the highest representation and fees involved.  That is standard.  Anything else fed to you is a dream by those still waiting to be fed.  By following protocols, you ensure yourself and your project that the attention you both deserve must happen and without fail it will.  However, if you believe that funding will come to you without the best representation of a Broker or Consultant, then you should stop seeking the investors right now as it will only tarnish your project.  The reason my method has been working with assisting project principals worldwide is due to my connection with my sources and expert professionals.  USD$25 Billion is readily available to clients by facilitators of capital and private funding.  My teammates and I are the best in the world in representing project principals and obtaining green lights from investors.  We  strategically outline the entire funding plan with the client in person and then present the project to investors located around the world including the USA.  This is exactly what your project needs to become successful.  I provide you the opportunity to work directly with the right people to ensure your time and money is not wasted but invested for capital growth, development, advancement and success.

In some cases Applicants are advised to have SBLC - Stand by letter of Credit, MTN Medium Term Note or BG Bank Guarantee Info.  Persons wishing for transactions to completed through their lawyers should provide a letter of interest from their lawyer/s.  A listing of collateral and or liquid equity information is also often required. Preparedness is key! Be Real.  Be True.  Be Honest. Be Ready.

There is a no upfront fee charge from my end. In my agreement the % of the sum borrowed from the Lender/Investor/s will be the charge for sourcing & study, consultation and clerical application, representation & recommendation unless otherwise altered in agreement by parties involved.  Herein, I am paid if you are paid. Bonuses and special gifts are accepted.  Demand for future projects are scheduled accordingly.

If your project is credible but under standard to be presented to a Hard Money Lender or Investor directly, a Licensed and Experienced Consultant will be assigned to restructure and present your project and that would include an application fee pertaining to the country of your project, the extensive work to be done and joint representation to execute funding on your behalf inclusive of travel fees.

Projects submitted that do not qualify for my expertise will be immediately discarded.  NO TIME TO WASTE!
